Design Process

Putting together a wish list for what you would like to include in your project. We will discuss with you in a brief how to convey your dreams with your budget. The Brief is essential for us to interprets your ideas into reality. 

All the ideas we discussed will come together in a concept design. Concept plans show the layout of the house, indoor outdoor connection; while 3D concept model shows the look and feel of the spaces. 

After the agreement on the concept design, we will further improve and develop the design and details of the construction, which includes detailed drawings of kitchen, bathrooms and other key spaces in your home, ensure everything fits perfectly in your home. 

With architect's advice, we will choose building materials, fixtures, appliances and finishes together. Your choices will be documented in schedules and specifications in construction documentation. 

Depending on the conditions of your site and council's requirements, you may apply for development approval through council or private certifier. Discuss with us what is the best pathway to get approval.

Different from planning approval, building permit documents provide the information for builder to build your project. The documents go to a building inspector for approval. 

Tendering which involves organizing quotes from serval builders. It is essential to know everything in the contract documents is what the builder has agreed to build for the price quoted to limit the variations in the future. From the tenders, you select the best builder to build your project.

This is optional, but to achieve the best result, we encourage you to engage us to act as your representative for your construction. We will ensure that the builder build according to our contract documents, and inspect any difference and defects for builder to fix on site.
